Escrow and Closing Costs

Buyers and sellers of a piece of property establish terms and conditions for the transfer of ownership of the property. These terms and conditions are given to a third party known as the escrow holder.

Some of the charges that the seller will have to pay are:

• Title insurance premium -owner’s policy
• Reconveyance fees and any prepayment penalties
• Any city transfer/conveyance tax (recording tax)
• The payoff of all loans in seller’s name
• Termite work and Home warranty (according to contract)
• Seller’s portion of escrow fee
• Termite inspection – according to contract (can be paid either buyer or seller)
• Real estate commission
• Any judgments, tax liens, etc. against the seller
