Escrow and Closing Costs
Buyers and sellers of a piece of property establish terms and conditions for the transfer of ownership of the property. These terms and conditions are given to a third party known as the escrow holder.
Some of the charges that the seller will have to pay are:
• Title insurance premium -owner’s policy
• Reconveyance fees and any prepayment penalties
• Any city transfer/conveyance tax (recording tax)
• The payoff of all loans in seller’s name
• Termite work and Home warranty (according to contract)
• Seller’s portion of escrow fee
• Termite inspection – according to contract (can be paid either buyer or seller)
• Real estate commission
• Any judgments, tax liens, etc. against the seller
Among others.
Moving Company or DIY Move?
An important decision for you and your family to make is whether you will move yourself or hire a moving company to do the dirty work for you. If you have young children, they are probably not going to be very helpful when you need to cart a fridge onto a moving van. However, if you have older teenagers and lots of strong relatives and friends to carry out the move efficiently, you may not need to look into moving services after all.
